Terms of Use

These terms are between you and Mila Finance (“Mila”). “You” means the person who visits the website or who is invited to the portal, and the organisation that person represents. If you accept for a company, you confirm you have authority to bind it.

Login is by invite only. Mila admin creates accounts. You must be 18 or older. You may use Mila only for the organisation and projects you are granted.

Mila helps real estate developers keep project books, send demand letters, and ask about those books on WhatsApp (Ask Mila).

Mila is not a bank, NBFC, HFC, or lender. It is not a credit information company, a payment gateway, or a guarantee that a loan will be sanctioned. Amounts and letters come from data you put in. Mila does not independently verify that a buyer owes a sum. Ask Mila answers from the project book. It does not approve a loan.

If you are a real estate developer (or you act for one), you are responsible for the buyer contacts and project figures you put in Mila. You confirm that:

• these buyers are your customers, and they have given you permission to share and store their financial data;
• you have the right to give Mila those names, phones, emails, and addresses;
• you have the right to ask Mila to store them and to send demand letters for you;
• the contacts and amounts are accurate to the best of your knowledge;
• sending a letter through Mila is a send you would otherwise make yourself.

A developer with access to a project confirms these duties in the portal after login. Mila stores that confirmation against the developer. New buyer-contact storage or a demand-letter send waits until at least one attested developer has access to that project. Existing contacts stay; we do not backfill an old confirmation.

A demand letter is the developer’s letter. Mila prepares it from the project book and, when asked, sends it. Mila staff pressing Send does not make Mila the person who had the right to give the contacts.

You own the business records you put in. Buyers keep their privacy rights. You must not upload Aadhaar numbers, biometric files, or data you are not allowed to hold. Do not send Aadhaar, PAN, or a buyer’s phone or email to Ask Mila.

Keep the invited mobile number under your control. Do not share OTP.

You must not:

• use another organisation’s workspace;
• bypass login or roles;
• probe or overload the service;
• upload malware;
• use Mila to send marketing, threats, or false dues;
• use Mila if that would break Indian law.

Mila is not liable for lost profits, lost data you did not keep a copy of, missed disbursements, failed collections, or indirect loss. If you have paid no fees, Mila’s liability is limited to direct, proven loss caused by Mila’s breach of these terms. If fees are later charged, that amount is also capped at the fees you paid in the 12 months before the claim. This cap does not apply to fraud, wilful misconduct, or liability Indian law does not allow us to limit. It does not limit a Data Principal’s rights under the DPDP Act.

You will defend and pay Mila for claims that arise from data you uploaded without the right to do so, a demand letter you asked us to send, or your breach of these terms. That includes a buyer claim that you did not have the right to give Mila their contact or to send them a letter.

We may suspend or end an account if you break these terms, if we must do so by law, or if the organisation that sponsored the invite asks us to. After access ends, we keep or delete data as described in the Privacy Policy.

We may update these terms. The date at the top will change. Continued use after a change means you accept the new terms.

These terms are governed by the laws of India. Courts in India have exclusive jurisdiction.
